Sealed unit replacement, and touch up painting.

This small strata has nice wood windows that are in very good shape. Unfortunately, on some windows the seal of the air space between the glass panes failed causing an ugly fog and reducing their insulating capacity greatly. The client also complained of the windows being drafty.

Once we started the project my hunch was confirmed, there was no sealant between the wood stops that hold the glass in and the frame. This allowed for air to enter the glazing pocket and eventually the house, it likely contributed to the failure of the sealed units as well. We replaced the units with modern low-e units from a quality manufacturer. They, have an almost unnoticeable tint that improves R value and helps protect furniture or anything else inside from sun damage. Then, sealed the windows up tight with the best modern sealants available and multiple layers of defense, as all wood window unit replacements should be done. Finally a coat of paint to touch up the areas worked on, thus ensuring the longevity of the work.
